Lift maintenance contract analysis

We decode your contract line by line: what is really included, what is excluded, what will be billed on top, then we renegotiate on your behalf.

Lift maintenance contract analysis

Most lift maintenance contracts look alike on the surface and differ enormously underneath. Two contracts at the same price can cover services with nothing in common: number of visits, response times by area, coverage of parts, remote monitoring included or not.

Contract analysis consists of translating these clauses into money. It is the essential prerequisite for any lasting saving on a lift portfolio.

What a maintenance contract hides

A “comprehensive” contract in the commercial sense is almost never comprehensive in the technical sense. The exclusions hide in the annexes, the general terms, or deliberately broad wording.

We systematically compare the contract with the reality of the past year’s interventions: does what you pay for cover what you actually needed?

The clauses that cost dearly

Some structural clauses go unnoticed at signing. Once identified, they can be renegotiated, often without changing maintenance company.

  • Automatic renewal and a dissuasive notice period
  • Annual indexation with no justification of the cost increase
  • Wear parts charged to the owner, but billed at list price
  • Response times guaranteed only during office hours
  • Recurring out-of-contract services that have become structural

Our analysis, item by item

We produce a comparison table: what the contract provides, what the market offers for an equivalent portfolio, and the gap for each item. On this basis, we write the points to renegotiate and lead the discussion with the maintenance company.

If the contract in place remains competitive, we say so clearly. The goal is not to change supplier, but to obtain fair conditions.
