Lift consultancy in Switzerland: independent expertise for owners and managing agents
Based in Geneva, we work across the whole Swiss portfolio: commercial buildings, co-ownerships, administrative buildings, hotels, retail space and construction projects. A single point of contact, with no commercial interest in the technical decisions.
The Swiss lift market is concentrated: four large groups handle most of the maintenance, and most buildings have never been examined independently. That is exactly the gap an independent lift consultancy fills: reading contracts, checking invoiced services, comparing quotes and placing each technical decision in its regulatory and financial context.
AA Consulting is a consultancy, not a maintainer and not a manufacturer. We sell no spare parts, no call-out hours and no new installations. That position makes our recommendations verifiable: every item is quantified, dated and defensible before a general assembly, a board or a technical department.
A mandate covering the whole of Switzerland
Our base is in Geneva, our scope is national. We run mandates in French-speaking Switzerland, Bern, Zurich, Basel and central Switzerland, for single buildings as well as portfolios of several dozen units.
Site visits are planned around the location of the buildings. A first documentary analysis, covering contracts, inspection reports and intervention history, can be carried out remotely: it limits travel and speeds up the diagnosis.
- Geneva, Lausanne, Neuchâtel, Fribourg, Sion, Bern
- Zurich, Basel, Lucerne, St Gallen, Lugano
- Visits in German-speaking Switzerland and Ticino by appointment
What an independent mandate covers
A mandate starts with a simple question: does what you pay match what your installation needs? We answer with a written report, setting out the gaps observed, the savings available and the technical priorities ranked by urgency.
The work then continues through the decisions: renegotiation, competitive tender, arbitration between modernisation and replacement, drafting of the specification, works supervision and handover.
- Technical and financial audit of the installations
- Analysis and renegotiation of maintenance contracts
- Review of repair quotes and invoiced parts
- Costed arbitration between modernisation and replacement
- Specification and tender, supervision of the works
Why independence changes how the figures read
A maintainer assesses an installation with the aim of keeping it under contract. A manufacturer assesses it with the aim of selling a new one. Both views are legitimate, but neither is neutral. An independent consultancy has neither incentive: it compares, costs and recommends, including when the conclusion is to change nothing.
That neutrality matters most in co-ownerships, where decisions commit owners for twenty years, and in managing agents, who must justify every expense to their clients.
